Four plots on West Pacific Avenue in Knox were rezoned from residential to commercial at Tuesday night’s City Council meeting.
The owner of Royal Star Builders Timothy Miller came before the Planning Commission in February with a request to rezone a property he purchased at 409 West Pacific Avenue. Miller plans to build a structure there that would serve a dual purpose. A portion of the building will be used as a shop for Miller’s construction company and he said his wife will utilize another section for her bio-feedback business.
During the Planning Commission meeting in March, a public hearing was held over the matter and the request received the commission members’ approval.
Planning Commission members had to submit their recommendation to the city council before the property could be rezoned officially. Rather than just rezoning one property, Planning Administrator Kenny Pfost and commission members added three other plots on Pacific Avenue to the recommendation in order to make some of the surrounding plots commercial as well.
The city council members had the option to hold another public hearing. However, since no negative feedback was received when neighboring residents were notified or during the first hearing, members voted unanimously to approve the rezoning request as presented. Miller’s property and the three other lots will now be available for commercial use.
Planning Administrator Pfost added that Miller will now need to submit a site plan at which point the permit to build the structure can be issued. Once the building is up, he and his wife will have to apply for occupancy permits for each of their businesses.
