Knox Planning Commission members held a public hearing over a rezoning request when they met Tuesday night.
In February, Timothy Miller came before the commission requesting permission to rezone a piece of property on Pacific Avenue from residential to commercial. At Tuesday’s meeting, he reminded the members of the specifics related to his request.
“I’m going to build an office for my wife and a shop for my business, I’m the owner of Royal Star Builders and I’ve been in business for 27 years and it’s time to quit renting,” Miller explained, “I bought a piece of property and I want to build my shop right there. I’m going to build an office on the other side so it will be two businesses under one roof.”
Commission President Matt said that since no neighboring residents attended the public hearing or submitted any complaints to the Planning Administrator after notifications were sent out, there were obviously no problems from neighbors regarding the zoning request.
Planning Administrator Kenny Pfost said he looked into the potential effect the switch would have on the taxes for surrounding residential properties and found that there would be no negative impact.
Finding no negative implications of such a request, commission members voted unanimously to make a recommendation to the city council to allow Miller to rezone the Pacific Avenue property.
They will also include two other parallel parcels on the east side of the railroad tracks in their recommendation since it seemed fitting to rezone those to commercial as well.
The recommendation will go before Knox City Council members when they meet Tuesday, March 13th at 7:00 p.m. They will ultimately have the final say over whether or not the rezoning request will be permitted.
